Hurricane Isaias has not made U.S. landfall. National Hurricane Center Intermediate Advisory 11A, corrected, at 7:00 a.m. CDT placed the center near 27.0N 87.7W, about 245 miles south of Pensacola, with winds near 110 mph, motion north-northeast near 15 mph, and pressure 958 mb. Hurricane-force winds extend about 30 miles from the center. Tropical-storm-force winds extend about 185 miles. NHC expects a dangerous hurricane at landfall this evening or tonight inside the warning area, and says preparations in the surge and hurricane warning areas should be finished within the next few hours.

The Storm Prediction Center 1300 UTC Day 1 outlook, issued 7:57 a.m. CDT, holds a Slight Risk across northern Florida, southeast Alabama, and southwest Georgia. No convective watches are valid. The Weather Prediction Center holds a Moderate Risk of excessive rainfall over southern Alabama, the Florida Panhandle, and southwest Georgia through 12 UTC Saturday. Wind is the concentrated landfall problem. Water is the wider ticket, and it sits east of the center. This is not an official NWS warning.

Owner / principal

Deploy for prep. Do not authorize interior demo inside the warning before the core passes. Cash goes to fuel, tarps, board stock, pumps, dehumidifiers, dumpsters, and a hotel block for crews who will be cut off after landfall. Overtime is for the on-call roster that can be moving before tropical-storm conditions, not for a full interior crew sitting in a surge zone tonight.

Hold standing dry-out jobs outside the corridor. Structural wind damage concentrates inside the Hurricane Warning from Ocean Springs, Mississippi, to the Bay/Gulf County line in Florida. Tropical-storm-force wind is the tree, power, and soft-roof radius well away from the eye. Last night’s Iowa hail, to 1.50 inches in Guthrie, Sioux, Sac, Cherokee, Dallas, Warren, and Calhoun counties, plus Alcester, South Dakota, is a closed overnight note. Roof and vehicle checks only. Not a new cat line.

GM / ops

Board the warning geometry, not the Slight polygon alone. Hurricane Warning: Ocean Springs to the Bay/Gulf County line. Storm Surge Warning: Mouth of the Mississippi to the Suwannee River. Tropical Storm Warnings cover the Jefferson/Plaquemines Parish line to west of Ocean Springs, and the Florida coast east of the Bay/Gulf County line to the Aucilla River. A Storm Surge Watch continues from the Suwannee to Yankeetown. If the peak hits high tide, NHC lists 6 to 9 feet above ground from the Alabama/Florida border to Grayton Beach, 4 to 6 feet from Dauphin Island to that border and in Mobile Bay, and 4 to 7 feet from Grayton Beach to Indian Pass.

SPC names Tallahassee, Dothan, Pensacola, Valdosta, and Panama City inside the Slight Risk, about 25,034 square miles and 1.97 million people. The Marginal names Jacksonville, Mobile, Savannah, Gainesville, and Albany. Name one on-call lead per branch in that set before noon local, and name who is not rolling. Do not strip technicians off standing jobs to chase the landfall pin. WPC says a training band about 200 miles east of landfall can hold the rainfall maximum, including a setup east of Tallahassee and at least 100 miles into southwest Georgia. A crew parked only on Pensacola misses that water.

Do not treat the Slight Risk as a watch. SPC has not issued a tornado watch. NHC puts the tornado window late this afternoon in coastal Alabama, the Panhandle, and far southwest Georgia, then Saturday across eastern Alabama, the Panhandle, Georgia, and the Carolinas. A watch on the 1630 UTC cycle is an afternoon update.

Project manager

The useful first four hours are before tropical-storm conditions, then the first four after the county is safe to enter. Before the wind, confirm access, photograph elevations and roof planes from the ground, mark electrical rooms, and get occupied versus vacant in writing. After the core, the first hour is life safety and photo, not demo. Shoot the waterline against a door frame. Shoot the roof from a ladder only if the structure is stable. Log power status before anyone plugs in a fan.

Occupied buildings get contents moved up and a clear path for the occupant. Vacant buildings get a lock, a board, and a moisture map. Tarp openings that are still taking rain. Extract standing water before you open cavities. On the training-band ground east of landfall, extract first. On the hurricane-warning coast, board-up and surge-line documentation come before a contents pack-out. NHC rainfall through the weekend is 4 to 8 inches across southern Alabama, the Panhandle and Big Bend, and southwest Georgia, with localized totals to 15 inches in banding. River flooding follows. Do not promise a Saturday finish on a creek-adjacent warehouse.

Estimator

Split the file by peril before you open the estimate. Wind is the 30-mile hurricane-force radius plus the wider tropical-storm roof and tree field. Water is surge inside the Storm Surge Warning, plus the inland rain above. Hail is not a Gulf scope this morning. Do not import the Iowa reports into a Panhandle estimate.

Likely supplements are hidden decking after wind, a category change after surge mixes with contents, and extra dry days where the training band sits. Do not price a roof, a waterline, or a pack-out from a phone photo. A Grayton Beach surge number is not a Mobile Bay number. Wait for the elevation photo and the moisture map.

Technician

Meter before you name the category. Surge and creek water that has moved through the building is not clean water. Log the reading, the height, and the room. PPE follows the water. On outage blocks, treat every panel as live until the utility or a qualified electrician clears it. Generators stay outside. No one plugs drying equipment into a flooded circuit.

Do not open walls until the project manager says the photo set and the moisture map are in. Early demo destroys the evidence the estimator needs and can pull contaminated air into rooms that were still dry. If a tornado watch goes up this afternoon, leave the roof. The watch is not up this morning.

Business development

Call commercial property managers and facility leads you already know in the Hurricane Warning and the Moderate rain area: Pensacola, Panama City, Mobile, Dothan, Tallahassee, and southwest Georgia accounts under the training-band risk. The ask is access protocol, the after-hours contact, and whether the building is occupied tonight. Residential calls go to adjusters and agents who already have files, not to a purchased ZIP list.

Do not blast “we are in your neighborhood.” The center is still offshore. The water maximum may sit about 200 miles east of the landfall pin.

Commercial vs residential

This event splits roof-and-surge on low commercial from contents-and-ALE on single-family. A warehouse inside the hurricane warning loses membrane, dock doors, and floor stock if surge reaches the slab, and access is after hours through a property manager who may not be on site. A house in the same warning loses roof, garage contents, and living-level finishes, and the occupant may need ALE if the surge line crosses the finished floor. East of landfall both sides are water jobs, but the commercial file is a flat roof and a parking-lot drain, and the residential file is a contents pack and a dry-out. Do not write one scope for both.
