The morning hold is over on the tornado side. Tornado Watch 677 went up at 1:20 p.m. EDT and runs until 9:00 p.m. EDT across far southeast Alabama, the Florida Panhandle and Big Bend, far southwest Georgia, and adjacent coastal waters. The box sits roughly along and 50 miles north and south of a line from west-southwest of Crestview to north-northeast of Cross City. Watch language is a moderate chance of tornadoes and a low chance of EF2 or stronger. Mesoscale Discussion 2349 is the near-term companion. The morning desk had no convective watch valid. That is the ticket change.

Hurricane Isaias has still not made landfall. National Hurricane Center Advisory 13 at 4:00 p.m. CDT placed the center near 29.2N 87.0W, about 90 miles south of Pensacola and about 125 miles south-southeast of Mobile, winds near 115 mph. Morning had the center about 245 miles south of Pensacola at 110 mph. Guidance has tightened on the western Florida Panhandle near Pensacola this evening, then north through Alabama on Saturday. Hurricane conditions are expected this evening into early Saturday in the warning area. Storm Prediction Center 2000 UTC Day 1, updated 2:56 p.m. CDT, kept the Slight Risk from the Panhandle into northern Florida, southeast Alabama, and southwest Georgia and said the forecast is on track. Tallahassee VAD already showed 0–1 km storm-relative helicity over 250 m²/s². Weather Prediction Center still holds a Moderate excessive-rainfall risk over southern Alabama, the Panhandle, and southwest Georgia, with heavier rates late this afternoon into tonight. SPC had no filtered local storm reports for today’s 12 UTC cycle at desk time. Do not invent a damage path.

Owner / principal

Authorize staging, not arrival. Cash still goes to fuel, board stock, tarps, pumps, dehumidifiers, and a hotel block inland of the surge, not to a crew driving the beaches after dark. Overtime tonight is for people who can finish exterior prep and get to shelter, not for interior demo inside the warning. Saturday morning inland of the surge is the first legitimate production window if the county is open. Hold standing dry-out jobs outside the corridor. Iowa hail from last night stays a closed overnight note. It is not a Gulf file.

GM / ops

Split the board into three desks and do not cross-staff them after dark. Desk one is wind and surge: Pensacola, Gulf Breeze, Navarre, Fort Walton Beach, Destin, Crestview, and the Alabama side at Orange Beach, Gulf Shores, Foley, and Mobile Bay. Hurricane-force wind is forecast to spread inland as far as about 100 miles into southern Alabama if the warning verifies. Peak surge if it arrives near high tide is still listed at 6 to 9 feet from the Alabama–Florida border to Grayton Beach, and 4 to 6 feet from Dauphin Island to that border and in lower Mobile Bay.

Desk two is the live watch: Panama City, Apalachicola, Tallahassee, Cross City, and the Valdosta and Thomasville side of southwest Georgia. A training band can sit even east of Tallahassee and hold the rainfall maximum about 200 miles east of landfall. Desk three is southeast Alabama inside both the Slight Risk and the western edge of the watch — Dothan and Ozark can take a tornado ticket and a flood ticket — plus a Saturday water-and-tree fringe into central Alabama and eastern Mississippi if the core holds together inland. Name who is not rolling.

Hours left before the core are ground photos, access notes, occupied versus vacant in writing, and electrical-room marks. After the county is safe to enter, the first hour is life safety and a waterline against a door frame, not demo. Log power before anyone plugs in a fan. On the coast, board-up and surge-line documentation come before a contents pack-out. On the training-band ground east of landfall, extract standing water the same night it gets inside, then map moisture. Forecast rain through the weekend is 4 to 8 inches across southern Alabama, the Panhandle and Big Bend, and southwest Georgia, with localized totals to 15 inches in the bands. Do not promise a Saturday finish on a creek-adjacent warehouse. A tornado inside Watch 677, if one verifies, is a narrow survey, not a regional wipeout.

Estimator

Split the file by peril before you open the estimate. Wind is the hurricane-force field near the coast and up to about 100 miles inland into southern Alabama if the warning verifies, plus the wider tropical-storm roof and tree field. Surge is salt water and contents on the immediate coast, highest forecast heights from the Alabama–Florida border to Grayton Beach. Freshwater is the Moderate flood risk on top of that, especially if a band trains east of the center. Hail is not a Gulf scope. Do not import last night’s Iowa reports, and do not price a tornado path that has not been surveyed. A Grayton Beach surge number is not a Tallahassee rain number. Wait for the elevation photo and the moisture map.

Technician

Leave the roof. Watch 677 is live until 9:00 p.m. EDT, and the tornado window does not end when the watch expires. Day 2 keeps a Slight Risk Saturday into Saturday night from the Big Bend across southern and central Georgia into central South Carolina. Meter before you name the category. Surge and creek water that has moved through the building is not clean water. Log the reading, the height, and the room. On outage blocks, treat every panel as live until the utility or a qualified electrician clears it. Generators stay outside. Do not open walls until the project manager says the photo set and the moisture map are in.

Business development

Call commercial property managers and facility leads you already know in the hurricane warning and the Moderate rain area: Pensacola, Panama City, Mobile, Dothan, Tallahassee, and southwest Georgia accounts under the training-band risk. The ask is access protocol, the after-hours contact, and whether the building is occupied tonight. Residential calls go to adjusters and agents who already have files, not to a purchased ZIP list. Do not blast a neighborhood message. The center is still offshore. The water maximum may sit well east of the landfall pin.

Commercial vs residential

This event still splits roof-and-surge on low commercial from contents and additional living expense on single-family. A warehouse inside the hurricane warning loses membrane, dock doors, and floor stock if surge reaches the slab, and access is after hours through a property manager who may not be on site. A house in the same warning loses roof, garage contents, and living-level finishes, and the occupant may need housing if the surge line crosses the finished floor. East of landfall both sides are water jobs, but the commercial file is a flat roof and a parking-lot drain, and the residential file is a contents pack and a dry-out. Do not write one scope for both.
